Not sure how to prioritize it but for smokies, I would guess view is top target, location to Pigeon Forge/Gatlin is second and amenities third (I hear pools are a nice feature if you can get)

@Donald JonesIf it’s one investor your soliciting money from or a loan you can put something together - if you are pooling money then you need an attorney as you have to file exemption from sec ad if you have 10 investors and project goes belly up how is it prioritized ?

If she refuses to sign anything, write a memo for your own records that states she refused to sign but that she was notified.Any time you have a renter that is a victim of violence or otherwise has legitimate fears for their safety (e.g. stalker) you should let them out of the lease so they can move to safety.

Doing so provides a margin of safety that I'm comfortable with, and in the next nasty recession, I'll be able to lower rent and survive while the guy down the block who's mortgaged up cannot.
