Unless you have a track record with selling lots/converting existing single family homes into multifamily dwellings this is a pretty high risk deal.

I hear that NJ leases are pretty airtight and don't require much additional language but curious to hear from some experts here what they think.

If your flipping then you should be getting a pretty good discount and there should be no problem on the cash flow on most of your deals from what I’m getting from this.

Again I have to think this is a pretty common occurrence, but am having trouble finding the best way to execute and would love to hear from some people on the forums who have experience in this area.

With taxes of $2,200  each and HOA of  $239 per unit, it seems like a pretty good cash flow opportunity.

@Caleb Heimsoth Rents can be raised but are already pretty high based on comps in the same neighborhood.
