If more than (2) you may want to get a commercial line policy, this would save you some $$. 

It merely "targets" the ...rate (or the range of rates, in this case) that it believes is in line with its policy goals.

Because of regulations, a bank could face millions of dollars in fines if specific policies aren't followed and they get sued.

Prior to 2007, you could buying any property without any down payment, etc.

If you have a cash buyer that you know will take it, and you trust them enough to show it prior to getting it under contract, why not just take a birddogging role instead?
