And by very similar, I mean that the only real difference is made by the management, cleaning, and interior design/pictures. 

They know the house is empty and if you are going to break in you will just break a window or lock and help yourself in without giving your personal info to get in, the house is listed online and there are vacant pictures. 

November 24th  I receive an email with pictures of damage done as well as an invoice to cover the damage.

I did some simple touches up and took great pictures and had no problem renting it out.

If his suggestion is not a possibility for you, then have your tenants send you a picture of the deposit slip after they deposit their rent, each and every time.
