There are several big realtors and home builders here in Houston that are quite active on radio and TV.If you're trying to hit individuals who are in the market to buy or sell now, it's not very efficient because only a small percentage of the people who hear your message have any interest in buying or selling a home at that moment.All of that assumes you're buying time on a large mass-appeal radio station with a market-wide audience.

How did you become appealing to a lender with this being your first property and no background to prove reliability?

For example, ceiling fans in the master bedroom and family room, improving the curb appeal and the front entrance area, fresh paint, etc.

To make the deal appeal to buyers..., How can I adjust to make localrent and mortgage payment(PITI) be equal or almost the same?

The style will appeal to some tenants and not to others.

I would require that they furnish you a written report along with photographs each month.

But when I run numbers on some of these, they still look appealing.  

@Brent Coombs Yes, this particular house is appealing to me so that is why I started looking into the whole process.  

It appeals to almost everyone and will help you do more deals/sales.
