@Jack Forester, I no longer do lease options because I am concerned about complying with Dodd-Frankenstein.

Just based on what you posted, my concern is that some unscrupulous lender might try to get you to pay the $2k "processing fee" and/or the $5k "flat fee" (whatever that is) up front, and then just take off with your money and never fund the LOC.A few other quick thoughts as I read what you posted:- What are the terms of the LOC? 

There's a dispute concerning either the validity of a trust, the terms of the trust, condition of title or implementation of the terms contained in the trust by the fiduciary (trustee or successor trustee).

Their concern is that the most expensive part of employing someone is the hiring and training phase...so they dont want to have you come on board for a year then have you jump ship to pursue real estate.

The title companies are concerned with minimizing risk and making a fee.

I'd be concerned about the second story load.

My concern is being able to get funds for this loan as a new investor.

First and foremost I will also let you know, that I am a licensed attorney in Florida and have designed my program to alleviate some of your "concerns".  

No termination clauses.I would want more yield for undergoing what you are going to do but if it;s close by it might fit your portfolio.Try to get the interest only to convert to a permanent loan at today's rates.
