I’ve only got 11 properties, so it’s not like I have operating expenses beyond “standard” OpEx, but I’m working on a loan package to get some cash out with a commercial lender and they asked for a PFS and Operating Budget.

At the end of the year I just print the tax package it prepares for my CPA.Will probably hire a book keeper soon though as with more properties comes more work on my end.

The cost broken down was the following work.Tree cut down and limbs cut back from over house and haul offSeveral tall shrubbery removed from against house and haul offBroken  gutters removed and new gutters installed for front of the house Cornice package repair and paint several locationsDecking repair and new shingles in sectionRodent removal and feces removalNew insulation and removal of feces-embedded insulationHVAC drain pain drain pipe modification Note: I'm not sure what a handyman could do other than this to remediate the infestation but this is what I would have to do to stand by the work. 

Other providers offer up recommendations for these services, and still other turnkey companies offer these services as part of their overall package.

There's no getting around inputs whether you do it in a simple spreadsheet or in an off-the-shelf or custom software package.

About 6 months ago my post office where my PO box is located failed to inform me of the oversized Vistaprint package waiting for me.

And I love investing here and will continue to do so, my only issue is we do not have a strong multi family market ( like nothing is ever for sale ) so i have been looking at a few area out of state and would love some input. i am interested in apartment of 8 plus units or a package deal of duplexes that come up to 8 units.

Really cool way to package manufactured homes but with the size, it seems they would only be appealing to people that are into the tiny house movement or they could be used possibly for low-income or "granny flats" as they state.
