While we are in title you are in control and funds from the exchange account (or anywhere else) can be used to improve the property.

If you use the 203k, I would use the rehab funds to rehab the property so you can increase rents and then sit on the deal until you build enough equity.

The potential in the Bay Area or other coastal markets is massive, but we have seen the risk is also high and the consistency for the average investor can be low.
