My goal is have roughly $50K of liquid capital available once I am ready to buy but I am curious if you feel that's too much/little.

Just don't want to end up in a situation where all the liquid is gone and he is waiting for loans to season and can't move the ball.

I am looking for some opinions on the best way to quickly scale up a portfolio of buy and holds & Fix and Flips given the below situation.Investor income (day job) - 300k plus annually

Liquid cash on hand - 50k 
Credit - Excellent 
Currently has 2 rentals- (could refi out 60k cash)Given the above stats, what would the community recommend is the most efficient way for an investor in this situation that wants to scale to 20+ properties in the next 5 years?

You will get much more flexibility in your investment options and your money will be more liquid compared to the employment restrictions of the 401k.In a similar vein, I would not consider investing my money in a diverse portfolio.
