Best way to scale up portfolio in my scenario- how would you?

Hello BP community! I am looking for some opinions on the best way to quickly scale up a portfolio of buy and holds & Fix and Flips given the below situation. Investor income (day job) - 300k plus annually Debt to income - excellent Liquid cash on hand - 50k Credit - Excellent Currently has 2 rentals- (could refi out 60k cash) Given the above stats, what would the community recommend is the most efficient way for an investor in this situation that wants to scale to 20+ properties in the next 5 years? The investor will also be breaking ground on 5 duplex new construction builds over the next 12 months. Already approved for construction to perm loans. His main focus currently is growing the existing SFR and multi portion of his portfolio. We've considered lines of credit, refi' the current rentals etc. Just don't want to end up in a situation where all the liquid is gone and he is waiting for loans to season and can't move the ball. He is interested in mixing in a flip or two annually to add funds to grow the capital he can pull from for future down payments on Buy and Holds also. All opinions greatly appreciated!! Thanks, Jake
