Just this weekend I laid 8mm from LL in a small kitchen.

We’re trying to design a fair compensation package that aligns his interests with ours and makes it sustainable for him in the long run to continue to manage a growing portfolio.Does anyone have any suggestions regarding the best way to design such a package?

On my end - I've heard that some of the easiest (and potentially cheapest) tricks could be:- applying a fresh coat of paint on the exterior / interior living room spaces of the home- refurnishing doors / door knobs - updating the lighting of bathrooms or kitchen area light fixtures- bathroom refurbishment- curb appeal / clearing out excess weeds/trees/shrubbery.I've also heard of situations where the home owner would either offer to build, or provide a backyard shed for the tenant as additional storage space, charging an extra $100-$150 per month if the tenant wanted to use it.

We have constantly been pulled back in the direction of real estate.I love building and my wife loves design.

Cutting to the chase, I have a long term vision of starting a Design + Build + Transact firm.

Chapter 33 is really designed for large multi-family projects,  however anything from a 3 unit to 1000 unit falls under its purvue. 

First and foremost this is your livelihood and at this time I'm self managing 64 doors.How I got into real estate is a totally different story but one probably not unlike many others.I made a very bad business agreement with a couple of very smart talking business types and we started a remodeling company (siding ,windows ,kitchens and baths).

However I want to build my own theme park or water park one day and I'm looking for resources about:- Mixed use development & design.- Land use, procurement of land and regulations.- Development planning- Market analyses and feasablity- FinancingI know this is a crazy question, but I need to start somewhere and I have heard about this forum and podcast on many of the financial independance podcasts I listen to.
