The house has beautiful hard wood floors that have been severely scratched because her children's 3 twin beds are scraping the finish off the floor.

I've had a chance to drive through some of the areas with lots in my budget ($30-60K). unfortunately, i'm concerned about the safety in these areas and not very inspired by the lots i'm seeing. that said, i havent seen everything, just a few examples in areas with the most inventory. i've started looking at areas north of the city along the coast and some areas around cape coral with more inventory in safe areas in my price range. either way, i'll be making a decision sometime in February. thanks again for all the input. 

Hi I’m 19 years old and have always been fascinated by investing and real estate due to the fact I want to live a nice life and live good for my children, I don’t have a father (incarcerated since birth) and My mother went through a lot as a child and she ended up not being the best parent.

I have a lot of 4 bedroom houses, and have learned that people tend to fill the bedrooms with children. 

My inspiration comes from my current landlord who bought his multi-family unit 2 floors, 2-3 bedrooms each, with a basement at 23 for 420k, FHA, and mid 3s for interest rate.

(These tenants are spoiled children ... the only deal you should make with them is a deal to go away)  They can either leave voluntarily for a modest monetary incentive (which should be less than the total cost to evict) or go through an eviction.In the end, a contract doesn't mean anything unless you bring in lawyers to enforce it. 

The more children "series" you add, thats another $800 franchise tax to the State of CA.
