I've had a chance to drive through some of the areas with lots in my budget ($30-60K). unfortunately, i'm concerned about the safety in these areas and not very inspired by the lots i'm seeing. that said, i havent seen everything, just a few examples in areas with the most inventory. i've started looking at areas north of the city along the coast and some areas around cape coral with more inventory in safe areas in my price range. either way, i'll be making a decision sometime in February. thanks again for all the input.

(These tenants are spoiled children ... the only deal you should make with them is a deal to go away) They can either leave voluntarily for a modest monetary incentive (which should be less than the total cost to evict) or go through an eviction.In the end, a contract doesn't mean anything unless you bring in lawyers to enforce it.
