From door to door including stops it can be 6-7 hour drive.There are opportunities in the Rochester area, but unless you know the market and have troops on the ground I don't see how it could work doing everything remotely from the city.

landromats are huge tacky turnoff to neighborhoods.. unless well kept and dry cleaner operated included.

A good example is a 2 family with structural, electrical and plumbing issues on a home that is 100 years old and needs lots of work but the seller was hoping to get 190,000 and currently includes heat, hot water and electric and is only getting 1100 for the side that is rented. 

This comes out to $131 a unit per month (not including the managers unit). 

I heard student loan debt is not included under physician loan but not certain.

You can also include water up to certain amount and then anything over they have to pay.

You also have to include the Holding and Closing costs in your calculations.  

Even for the most basic of zoning, T3/single family, the lot size minimum always says 5000 sq ft.I've tried emailing and calling the zoning department numerous times and they have never gotten back to me.
