I've learned that the "average" realtor is a part time vanity job.

The previous owner started changing my sfh into a duplex so I'm weighing the pros and cons of finishing the job...

yes yes i know void clause. but they have been doing a good job. i still end up going to give it a good clean every so often lawn care was contracted out. the way i see it you ccan pay a student living there and hope he keeps up to it. or find some kid on the block and hopefully spark a little bit of entrepreneur skills.

I have 28 units now and it's time to improve my systems and look for better ways to run credit, etc.

Looking for a GC that can do jobs on multi families in Hudson county.  

So you have 6 months to do any major repairs or quick improvements and find a bank.

BP,I am a part time real estate investor with my full time job being in medical device sales.

I only have about 5K right now since I've just started a good full-time job about 5 months ago that isn't seasonal work. 

Very interested in learning more about rental properties and taking the dive.Also interested in learning more about the challenges serial investors have to see if there's opportunity for technology to improve the process.Can't wait to learn more about the industry and to start our first project.

I don't think it is very possible for me and my gf to just get up and live somewhere else with our jobs.
