best way to purchase properties under 50k

Hello again

Im looking at properties under 50k in my area as rentals with only cosmetic work needed in renovations. as im sure many are. I have ran into another question, and I would like to know how the BP community handles "buying properties under 50k for rental income."

what I seem to find is HML> rehab> DFE/ cashout refi

I have nothing against flipping for capitol to invest in buy and hold. buy and hold attracted me to real estate. I would like to know how the community handles acquiring rentals under 50k.
