I would like your feed back on this situation.

I feel like this is my first real step into becoming a REI and I want to thank you guys ahead for you feed back I hope to continue the conversations with you!

I've been wholesaling since 2017 and it's been an incredible journey.Here are some tips for you:Wholesaling is a sales & marketing field - become a student to both subjectsYou will have to start from the bottom, use low cost marketing channels to create opportunity, spending tons in marketing comes later in the process.Homeowners are usually in tough situations, focus on becoming of value rather than focusing on how much you can earnMaster how to run comparables & how to come up with a fair offerWork on strengthening your mindset daily (no matter how strong you believe it already is).

I use Zillow, which typically feeds the other rental websites. 

This seems to be about homeowners selling their primary residence through normal channels, ie realtors, and moving on to another primary residence.

My dream is to channel my work ethic and love for my boys into a successful future in real estate investing that allows me to live my life on my terms.

I'm not certain what feeds into your cash flow figures, but it looks like a few key items may not have been included.
