Once you are more comfortable flipping and have a good team in place (i.e. contractors, realtors, lawyers, etc.) and your speed and predictability improves, then I would start using leverage to scale up your business.

Diary entry One- I just spent a month doing the due diligence, aligning the management team, developing relationship with key players (particularly the lender), and I am almost there.  

I am an investor/wholesaler with a team in the socal area.

This is why so many people on this site have stressed having a team in place.

As a kid my brother and the other boys in my neighborhood would watch A-team and MacGyver because they realised that there was always component left out when they would construct their diversions and explosions.

Well worth getting to know, even if he did play for the wrong college team.
