Just because they may seem like an occasional/recreational user now, that doesn't mean they won't become a dealer or get into harder drugs or die in your unit with a needle in their arm in the future.

As much as we want to stay in certain neighborhoods, occasionally there comes a time to put a toe into these neighborhoods.Although we inherited 3 tenants, we soon got rid of one, rehabbed the apartment and moved an existing tenant of ours who had just qualified for S8 into it.

Occasionally some landlord will not give a reference which is a disappointment, but some people are just selfish - no reason to dwell on it.

We used M2M agreements and occasionally, I'd have students leave over the summer.  

When you look at price per square foot for what is selling in the area you are $30-40 above that price; and although your flip looks nice, there is nothing justifying that price (no extras; nothing extravagant or special that stands out).

It was made very clear in the lease the policy for guest as well as there is only one parking space assigned to her.In the lease I have this clause:"Occasional overnight guests are permitted.

The distance also makes it harder for me to keep an eye on the overall community and  to drive around the neighborhood occasionally to just get a feel for how things are going in that market. 

By far those lists are dominated by pit bulls but a few other breeds make occasional appearances including German Shepherds.
