Can anybody recommend any third party intermediary company that execute 1031 changes? 

This deal was an estate and was in pre foreclosure. we are specialize in finding and executing deals like that.

You should never enter into a contract that you don’t believe can be executed.

Thankfully they were able to pre-approve and issue a us POF letter, which led to an executed contract. 

Are you able to execute on the deal without one?

Did you execute a new lease reflecting the new monthly rent?

Upon executing the buy option will I need to bring 20% liquid to the table with the bank or will they use the built in equity difference between the buy option price and appraised current(5 years from now value)

An attorney ‘executes’ the contract, taking inputs (contract, title, funds), and generating the desired outcome.

By investing in the project you become a part of it and you can look over their shoulder in how they execute.
