You can only take the Section 179 deduction on a vehicle used more than 50% for qualified business use.There is also bonus depreciation.However I would say that if you are renting out rooms I'm not sure how high your business % could really be for a vehicle? 

I will add contingencies for not meeting deadlines and bonuses for completing early.

ADS uses slightly longer depreciation periods (30 years instead of 27.5), and it does not allow some accelerated methods, such as the 100% bonus depreciation.

Let's say you do a cost segregation study on a short term rental and with bonus depreciation you have a loss of $100,000.

If your current $55k job is a W2 salaried job, meaning no overtime and no commission or bonus, it would be easier to use that income.  

Ideally their pay is spread out throughout the year vs. one large incentive bonus they have to budget through. 

- install live feed camera- smart locks to monitor entry times- get friendly with next door neighbor and let them know to send you complaints or contact you if there seems to be an issue- always have written approval before any change orders- perhaps a % of contingency can be applied as a bonus if they complete the job ahead of schedule.- let them know you will pay them within 48hrs and have a signed w9 before any payment is made. - does GC have 2-3 subs in each category as backups- will they work on weekends if behind schedule?

Have a professional spreadsheet you can send them for bonus points.
