I would like to address some of your concerns.The monthly capital expenses are your water, sewer, and trash $4446 for the year which is the 370.5 you see in monthly expenses.The property is defiantly in an A neighborhood within a half mile of the best/largest high school in the area.

But we have found that for large transactions, actually anything over $2000 or USD account at the local Commonwealth Bank of Australia is more efficient and much easier.

I know its not the most efficient way to find deals, but I found a couple of FSBO's that looked like they could make for a nice wholesale if the price was right.

It's the kind of stuff that if I don't get addressed is just going to bite me when I go to sell.
