I know a dependable PM would get a tenant out ASAP if they werent paying rent or causing trouble where as an owner could easily let things go for longer because they dont know the steps or feel bad.

I was recently in SOCAL where cash flow is not easily obtained for any amount of DP.

I could spend an hour easily pointing out the issues, I won't as some searching on seller financing here on BP should paint that picture.There are other issues, buying at one price and adding to that with some arbitrary amount can put you in a predatory financing/dealing position, if you don't add value to the property.

Also, we can rent up easily at anytime of the year, so we don't need to time our turnovers to the seasons. 

Is real estate the subject or has testosterone just took front stage and common sense has to take a back seat?  

The rest of the information can be easily had by doing some crime searches, rental analysis, and by doing some simple sales searches.Regardless, we have a lot of good business coming to town what with ND being a recent advocate, the revitalization of downtown, the warehouses going up on the west side, and most recently an electric car company purchased the old AM Gen factory and has committed to building electric cars here.

If you take it to a title company you could easily be into them 3 to 5 times that much (as I assume you would be paying all the seller's closing costs). 

with holidays and New Year's, along with kids being home or relatives dropping in and out, selling property isn't on the top of most peoples' minds.as for wholesaling in distant parts of the county, that is easily done if you have a trusted source on the ground.  

With that said, a formal degree will cost you a considerable amount of money whereas a spending even a tiny fraction of the cost of a formal education (assuming you don't go the Guru route) will provide income that will easily overcome the cost.
