Looking for a contractor that can replace bathroom subfloor ASAP.

Then again, if deflation occurs, those that cashed out will be positioned very well to purchase more property at a discount..if only we had a crystal ball..

The space has 12 foot ceilings, has a kitchenette and a bathroom without a shower.

Electrician: Add baseboard heat to 2 bedrooms, wire electric W/D hookups, wire 3 bathroom vent fans3.

I understand this is straying into the territory of discount rate, but I think that the WACC formula itself puts the investor in the right mindset of being aware of the cost of debt and the opportunity cost of any cash spent on the deal. 

Could use some help/guidance on what kind of updates we should make in the kitchen and bathroom ? 

The biggest rehab projects were redoing the flooring (with sound barrier underlayment) on the whole house, upgrading the addition on the upstairs to match the quality of the rest of the house, hanging drywall & sound board on the ceiling of the basement and upgrading the basement kitchen/bathroom.

Resulting from their being no bathroom facilities available to these people.  

Keep in mind, though, that the home you want will have to be purchased at a discount and, more likely, need rehab if you want to make any money with it. 

Home will list for 530K. 4 Bedrooms, 4.5 Bathrooms. 2 Master Bedrooms / one on each floor and each of the bedrooms has its own bathroom.
