I'll have to take out the investment loan on my own person for now and then figure out a way to transfer the title to the LLC (not sure if this is done during initial contract, or if I just need to pay for title/search-type fees later and transfer it to the LLC).

You get the title at closing, just like a bank financed transaction.I would be very careful in this scenario and figure out exactly what the seller wants...this could go south really quickly for you.

Your realtor or lender can pull a title report and tell you who is on title and what the mailing address of the property tax bill is within like 10 seconds, but that is only AFTER you identify the specific property.

@Jerry Zhao Phase 1 is not something you would ask a seller for.. you want your own.Record of survey will probably be at the county... the property had to be surveyed at one time or another title company will help you pull this.
