@Erik DwyerI see a couple of potential obstacles on this one:1) You are probably going to have a tough time negotiating the short sale for $31,000, though I can't say for sure because I don't know the property or the bank that is holding the paper.

Detached garages are not included in calculations in my area so I can rent them for x-tra income.

@Jake Thomas Was scheduling conflicts between being an agent and working a 9-5 a huge obstacle for you while you were doing both?

The only obstacle I can see hindering my plan could be that I am a current student at Rowan University, which is two hours away from my home market.

I have the investors in place but I have one obstacle.
