Something I do wish I had done seems a little complicated but would be pretty awesome: use a large map of the area, print or digital, and put pins with sell prices on housing that matches what you're looking for. create several maps. year over year. and look for the wave of appreciation.

Creating your team upfront will help to make it a smoother process.  

Holding for short term creating cash flow with rentals then using equity to fund future investments (I think that's how it works).

Currently a lot of the email marketing I receive with information about deals ( Property Info / Purchase Price / ARV / Repairs / Cap Rate / Pictures / etc. ) looks like it was created using email marketing from the 90's.
