You can use a collection service company that can report for a fee.Bill,It has been our experience that the service companies do not charge for collecting the tenant payment information - it has a business value to them, so I've just presumed they are glad to get it w/o paying for it.Naturally, we do get charged when we pull a credit and rental history report ... so landlords give the information for free and then later pay to consume it :)

And I kinda wish someone had "forced" me to hold those reserves when I started out, it would have saved loads of stress.I think most lenders would relax the amount per property they need to see as you progress, as long as you have a healthy amount set aside.

Anything outside of the above is simply not true at all.A license is required when the public is involved, this is a function of consumer protection.
