Hey Fred, I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

You should also be putting in a buyer who is very financially stable and will be competent in taking over the payments.

The things you need are very formulaic, and most competent real estate attorneys can do these very cheaply, in the hopes that if you ever have a "more expensive" need, that you'll contact them for that, too.Congrats on getting up and rolling, and best of luck!

We bought a house in DFW (Casa View area) 2 years ago thinking we would be moving in.

If you charged a pet deposit, it should be used for any damages after they move out. 

Greenville county is a hot area.33 people per day moving to the area.

I have spoken to a RE attorney 10 miles away in "town" and he advised that I send a Termination Notice be first and the owners have to cure their May late payment within 30 days of the served notice (or move out).  

Heres the situation:The property currently has tenants, the owner has told the tenants that he is selling the property and they will have to move out.The tenants asked if they could stay till the end of May.The already have a place they are moving to, they just can't move in till June 1Very reasonable, the tenants seem like they will not cause any issuesI would like to hold 10 or 15k in escrow until the tenants move out, I just dont know how to word that on a Florida offer/ contract.Any help would be great!

We are not pursuing a license on this property to do STR because we plan on moving within the year (hopefully within months!)
