I have been investing in B-more for over 40 years - my suggestion is to study the market, learn creative financing, make offers and look at 20-30 properties every month until you feel you understand -values - in Baltimore the values change from one block to another - understand that.comps, be sure you have access to comps and understand the real comparison financing - hard money - soft money - seller financing - delayed settlement - joint venturing -etc.contracts - what will you use a MAR 35 page contract or a skinny one page with one contingencyunderstand the auction business - learn how to use auctions to sell your dealsattend auctions - meet REAL INVESTORSmeet real investors (many of the attendees at REIA's are not pros and looking for help from each otherlearn to recognize BS from real good information - talk is cheap - KNOW-NOTHINGS like to talk - talk is is free, it makes them feel important!

When I made that statement, it was from a non-levered standpoint for an even comparison (13% for price increases and 8% rent increases as examples).I definitely don't see the growth stopping in CO Springs anytime soon, but I do see it slowing down in terms of both rental rates and purchase price escalations. 

In comparison, in Las Vegas the time to evict is typically less than 30 days and usually costs less than $500.Ongoing MaintenanceMaintenance costs can have a major impact on profitability.

However, I have found the information on bigger pockets to be superior in comparison to lifestyles.  

Other items you may want to consider for down the road price comparison. 

By comparison, Quickbooks is a PEASLY $300 and will take you, at most, a few hours to learn... or a few hundred bones to have professionally set up so you can run it with minimal effort.I would wager that most people will save in time and frustration what they will spend in money to start off with Quickbooks from the get go, rather than trying to "Make do" with a spreadsheet (or a dozen spreadsheets.)Finally, when your business grows, you won't have to redo your entire accounting system from spreadsheets to Quickbooks.Note: I don't work for Quickbooks, I don't get anything from Quickbooks.

Regrettably money by nature is not "clean".Funny thing is since I have been involved in forums over the past 20 years this one is by far the most respectful of all that I have been involved with although any comparison to my "custom" motorcycle forums may not be a fair comparison.

The lady was telling me that when I comparison shop, to be aware that some insurance companies don't follow through and don't have as long or strong of a reputation, though they may be cheaper.

There are lots of new construction in the area which can't be used as a fair comparison to a renovation.

Based on the numbers, does it make sense that I can potentially double those numbers with a duplex with same comparisons?
