I've had an offer in the past to have a family member finance raw land for about $70-75k, which would put my comfortable budget closer to 80k assuming it works in my favor.

Train doesn't come right through the area, but it is just a 5-10 minute drive to the station which will either take you to the Airport, RiNo or downtown.For relatively safe I have to say it's all about what you're comfort level is.

As you feel more comfortable down the road you can squeeze by without them but just remember if you have contracted work being done and an inspector drives by and sees it he can fine you for not filing.

I think a lot of them may lose their shirt if they are not careful....If you are comfortable investing out of state I would so you want be stagnant until the market here turns around.

Since we are just starting out, we would feel more comfortable if we had a general contractor who can walk the property with us to provide the rehab estimate before making an offer.
