We love Houston for the population, job growth, world's largest medical center, energy (not just oil/gas but also renewables, midstream, etc), tech (see HP new building in Spring/Woodlands), and the business friendly environment.  

I reached out Condo Hotel Center Broker and all I could get were standard answers without any sample proforma detailing Occupancy rates, ADR, HOA details.

Is there a more efficient way to go around this (as in we don't have to pour water down the drains) or this is pretty normal to see in shopping centers?

I want to give back to my hometown community by building a Youth Center where kids can learn about personal finances, business, and real estate investing.My goal is to secure the first small MF within the next 90-days and scale to commercial MF.

But all things considered the city limits are small and you can find property 5 miles from dead center of downtown that is outside city limits and run a STR there.

No great schools surrounded by bad ones, no river or lake front homes, no projects of new homes surrounded by older homes, no universities or premier medical centers.

Some people say they can get more rent that way, but we tried it with a awesome house in the center of Austin that's great for students and young singles etc, but I found we couldn't get any more money by renting it by the room than we could renting it as a whole.
