It's very simple compared to others, but not overly so, and it does all the things you mentioned and more.

They are proponents of a Resource based Economy and sustainable living. there are a lot of people that want to live simple lives in small communities but most of them don't have any money and are lacking connections so there is definitely a market for this!

It might sound complicated but it's pretty simple and safe.   

Real estate is such a simple business easily defined income and expenses.

There's no simple answer, but just using a  blanket percentage will result in the wrong number more often than not. 

Wholesaling is simple and easy anyone can do it.

I dont doubt that there are people complaining, but maybe take it with a grain of salt since they cant do simple math.

So anyway he is stationed in MS  and was in contract to buy a home in Memphis and for the donation I give personal consultations for basically whatever they are interested in as long as its something I am confident that I know and understand.One thing I know and understand is mid west deep south rust belt cash flow rentals.. after having funded well over 2k of them for other clients and owning 350 of them personally.That all said he sends me the property and what he is paying and the glowing descriptions.. ( this was not a turn key provider)  So just a simple google search ( he had not seen it) so google street view..
