One property I rent out as a vacation rental and am still making mortgage payments, and the otherproperty was a fix and flip that I own outright.In a few months, I will be packing up and moving out west, and in an effort to boost my down payment and get a larger house for my growing family, I was planning on selling all three homes at once.Logistics and timing notwithstanding, I was wondering what your thoughts were on the most tax effective way to do this.

If that is the case you could partner with one of the builders for a profit split and boost your gain.Be careful what you call appreciation, if you buy 2 cash flowing properties in Milwaukee and save the income, in 6 years you would have enough for a 3rd house, 4 years after that you would be able to buy a 4th, 3 years after that a 5th....

and land transfer tax (1%-$250), and don't forget your utility hookups, etc that'll come to potentially a couple hundred depending on your utility billing history.Alternatively, you can find a KILLER deal, get a 100% funded private bridge loan and refinance with the bank either as-purchased or after some repairs to boost the appraisal.

. - a 50% cut to rates to boost occupancy during hard times seems like reasonable assumption to bake in … but with the property prices I’m seeing people buy at (many buying at 10 caps or even lower for established properties) those daily rate cuts will need to come from reserves for most folks … I’m sure many are “swimming naked” as they say
