I feel that now that I've found BP that heavens gates have opened for me, I love the vast information sources and the podcasts a great to listen to and always keep REI fresh on the mind.I currently own 1 rental property and would love to get into fix and flip but feel like every other beginner investor that finding first flip capital is like looking for the pot of gold at the end of the rainbow.

Just remember by nature people tend to be lazy and want things easy and that applies to many investors as well.So these lists and companies you are getting to try and make things easier so are thousands to tens of thousands of investors or more.The GOLD with any asset class is to dig up the deals that nobody else knows about so you can negotiate one on one with the seller.

Also look for properties were you can add value- reasonable renovations as units vacate to attract higher rents, add laundry facilities, or perhaps storage in an unused basement, or extra parking spaces.The right ones are like gold, as new tech people get pushed out of the more expensive areas.

Knowledge is Gold in this business, I can share my experiences and visa versa.

I have no clue if this is gold or bust.

Finally, an agent that knows their market and has relationships is worth gold - such as getting a home before it lists on market etc… Anyway ultimately I value my time.

Worth their weight in gold, especially in this class of tenant. 

So if you want to sell lead's, or something like that, hey maybe it's a gold mine.
