If too many postcards were kicked back that would have been a red flag for me.

It has to be hand written with red ink on a yellow notebook paper.

An estimate of 9k then one of 20k brings red flags.

The beauty of AHS is they tell you exactly what company they're going to use to deal with whatever problem you have.

In these parts, white oak is more expensive to source than red oak (white oak is harder than red, but red is more common than white).

Along with so many homes and units that are suffereing burned out landlord syndrome IE vacant out of area landlord just get rid of the thing what was I think buying a 30k duplex in the hood  ... that kind of thingI think in your higher priced markets your play is for heavy duty rehabs. and value adds.But I see so many wholesaler just never get anywhere because the margins are just not there  for them to make a spread and the end buyer does well.and or the market is red hot and you have to find that one in a million who does not realize it.

We had beautiful credit scores, steep equity in our California family home and a good sense of business. 

It works best if it's done on a printer and the "Do not forward......." part printed in red. 

It's beauty and it's solid, but it needs some great cosmetic TLC.I am needing recommendations for contractors/handy people who like to rehab houses like this and respect the integrity of the architecture and the materials used in them.
