Asking To Buy People's Homes

Hey all,

This is my first forum post on BiggerPockets. First, I'd like to say this is an amazing community of very well informed people. Its really refreshing to find some success-driven people!

I am writing today because I have found what I think to be some great opportunities for wholesale deals where I live (Chilliwack, British Columbia Canada) but I am unsure of how to acquire them.

They are not listed, I am basically intending to do a "cold" approach and either knock on their door myself, use a persuasive realtor to phone them or maybe even a flier advertising cash for homes? As you can see my brain is running in 1000 different directions.

So, anyone please! If you have any experience with cold offers, or even acquiring deals from people who may be resistant to sell, I look to your guidance/advice with open arms (and ears)!

Thank you, and best of fortune to you with you real estate success!

Sincerely, Gauge Levesque.

The yellow letter that I use is a direct copy of Donna McNeils origional.  It has to be hand written with red ink on a yellow notebook paper. It also has to be hand addressed on a #10 yellow envelope with a real stamp, mailed locally, and your return address goes on the back flap not the front of the envelope.  Any addition to the letter screws up the response.

I think that is all of the relevant details.  There are a number of companies that can mass produce these things with software that looks 100% legit.

The text of the letter is very simple

Hi ____

my name is __________

my wife ________ and I would like to

$ BUY $

your house at

123 main st

please call me at

123 456 7890

thank you

Josh

nothing more, nothing less, just go with that.  I know it seems to simple to work but it works better than anything else.  I suspect the non professional look of the thing disarms people and brings their guard down, but that is only a theory.
