Can’t believe I just didn’t have an open house on the first day it was on the market and had multiple offers that ended up paying me a 40K-50K profit and oh by the way no problem with the appraisal either.

I do think you could potentially do 2 loans but that would probably require an additional appraisal, closing costs, and more time.

Gererally they way this works is you get a construction loan which will be interest only, build the property and then refi when it is built, assuming it appraises out.
