Can’t believe I just didn’t have an open house on the first day it was on the market and had multiple offers that ended up paying me a 40K-50K profit and oh by the way no problem with the appraisal either.  

I do think you could potentially do 2 loans but that would probably require an additional appraisal, closing costs, and more time.

Gererally they way this works is you get a construction loan which will be interest only, build the property and then refi when it is built, assuming it appraises out. 

I find a property and give lender a list of the repairs/updates and he gives it to appraiser. 

Part of what we have been discussing is getting together to get some leaks in the roof fixed so that it will pass appraisal.

We've already gotten the appraisal, already filed the necessary paperwork with the custodian (less than helpful since it's a "checkbook control" account) Our problem is finding the right way to do the title paperwork.
