How Many Flips Do You Do Per Year?

 Hey BP community,

I usually stay away from the flip side of the industry, but it's interest me how some people many so many flips.

I'm curious to know how many flips the BP community is completing each year and how you go about it. Someone doing 50 flips per year must have a lot of financing going on, which I imagine would slow things down.

    I am a buy and hold investor,  I try to conduct 2-3 flips a year for income to by more rentals. The time to complete a flip has such a variable based on what needs to be done.  Last year I bought a flip, 30 day cosmetic rehab and sold after 4 days on the market.  Made 18K on the project.  I know as @Account Closed stated HGTV would be so disappointed in those meager numbers. Can’t believe I just didn’t have an open house on the first day it was on the market and had multiple offers that ended up paying me a 40K-50K profit and oh by the way no problem with the appraisal either.  This is why HGTV stays away from the boring rental property shows.  Not sexy enough.
