If you look around, you'll see there's very little advertising, and I guarantee keeping this website running and paying employees costs a fortune. 

If tenant A does not check out with the landlord I would keep on advertising until you find qualified tenants.

I have seen people advertising to sell their home for bitcoin.  

The terms of sale should be in  the advertisement before the auction.

So, in the planning for acquisition, you would want to have sufficient funds available to finalize that course of action (i.e. lawyers, advertising, recordation, and other misc expenses). 

I see on one of your advertisements, which appears to violate FL law, the you are setting ridiculously long closing times (inspection periods or what I don't know as your WEASEL clause).

SATURATED with investors advertising there. 

Basically San Diego is difficult for letter campaigns but you only need one closure to make it worth while.
