I have two 4 units, and this will be an out of state 6 I am converting to an 8 unit.

For the past month, I've been doing a short term rental for my 1 bedroom apartment in a 3 unit building.

I'm trying to figure out if I want to:A) first focus on buying several rentals that could support me (through rent) as I also navigate my other interests, or B) sell my property for around the ARV and grow my equity as I keep flipping houses until I decide to for example, buy apartment complexes.My current real estate goals are to one day own apartment complexes with many units rather than many houses with smaller units. 

In order to get the highest CMHA rent possible, your unit will also have to be fully rehabbed, you will need to provide all appliances, and pay all the utilities. 

Ask how many units they manage and how much experience they have.

For example, it's hard to justify airfare for one duplex, but much easier for an 8-12 unit building and even better the more you get.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

I reached out to several lenders about financing this project for the cost and renovation, I was either met with they only go up to 6 units, or the building has to  be occupied,  or that I was too in experience and I needed to put a license builder on the note with me.

Being completely transparent, heavy rehab work is too much for our tolerance level (both stress and financial). 

I started looking at individual properties and then began looking at small class B portfolios with 5+ units.
