If they're willing to buy more properties, you can add them to your buyers' list (you can wholesale properties you don't want or properties that don't fit your rehab-profile like properties that are more for rentals).

You mentioned in your profile that you hope it's not too late, it is never to late to jump in and apply your energy and talent in something so fun and rewarding as real estate investing.

Up to 4 unit structures have a different risk profile in the eyes of underwriting than structures over 4 units. 

For me this is enough to satisfy my immediate concerns given I have a low risk profile relatively speaking.
