First review your landlord tenant laws for your state.I'd go over in depth the language, even if it's only on  notebook paper of thier rental lease / agreement... it has some terms that you should be able to really enforce,, if it's not stated on that paper that a sublease is permitted then "GOLDEN TICKET" .. you have cause (in my view) to file proper notice of lease violation and get them out.To have a attorney to review this is SMART money spent..

Get a pro account at Home Depot and you'll be able to enter a PO# at every purchase, make that the unit number and you can track from their site or emailed receipts where every maintenance dollar was spent. 

I thought I'd share what I've spent so far and see if there are questions/comments I can share. 

I was in the area this past weekend and the little time I spent outside, I counted at least 8 different trucks with boats coming in.

I spent the whole day at the court house with a lawyer and I think I made some good progress with a great judge.

Personally I don't spent $200 on a kitchen faucet. 

Most people think, "Well I spent X, I can't let that money go to waste so I better follow through."
