I have a few properties in the Center, TX area do I have any natives out there with a little feedback for me?

For commercial retail shopping center kind of investment, is great VPD (vehicles per day) in a smaller city (Tucson MSA) better than a not so good VPD (Phoenix MSA) in a big city?

I have some doctor clients that can get ZERO DOWN on retail strip centers with their personal bank but they have super high net worth and income and pledge all the assets.

I'm limiting my search to these areas - Pine Hills, Melrose, Park South, New Scotland, Center Square, Helderberg, Buckingham and areas around SUNY.

I just know how to add and subtract...and good at Geometry and Algebra...two topics that should be front and center for all REI.

I've seen such used for convent housing, hospice care, day care, rehab centers, after school care, etc... there are some limits to what they can be used for, but good lenders are very flexible with these kind of spaces.Cheers!
