Whereas you could get in out of each unit in a hour or two with a replacement (great time to survey/inspect the units, too, for a dual purpose trip).

I will be making trips out there monthly starting in July to meet with my new team and will look to be fully relocated by January 2020. 

when i get those I purposely do not respond within the time frame its a power trip LOL.. 

You can also get online and see who the best of the best in the area are (agents, property managers, lenders, insurance reps) and just pick up the phone and call them.If you do decide to make a trip down there, make sure to have meetings setup in advance as opposed to just walking into folks' offices.

I think when you talk to the seller telling them you're interested in buying their property then disclose you are an agent not interested in the listing, if after mentioning that  hey get upset and don't even want to discuss further than it just shows that they are not motivated or feel that they need to sell and it just saves you the wasted trip driving over there, if they are motivated and they want to meet to sell their house but after analyzing it isn't a good deal to buy they may ask, well can you list it for me?

Whatever comes to mind. make a road trip out of it.

And it seems that a trip to Gatlinburg, especially with kids, will be more costly than a trip to Waynesville, for example, due to all the entertainment options in and around Gatlinburg.

Of course a trip to new orleans wouldn’t be bad either lol.

If a kid makes one round trip back and forth once every 5 minutes for an hour or two is that excessive?

Through our meetup, I was able to help arrange an investing field trip and we spent the day looking at properties owned by some of our members, along with discussing how the properties were purchased, etc.
