While it may not strictly be a prohibited transaction (like your IRA making a loan to you would be), it violates the guideline that your IRA cannot engage in any transaction that creates a benefit for you.Perhaps I misunderstand what you're proposing.

A lease is given to give possession of the property.Neither option grants ownership rights to contract for repairs or maintenance as such are reserved for the owner, nor can a tenant or optionee address legal concerns with the property, like a code violation.
