I know it will seem "cash flow" like crazy, but between the looming capex updates, *potentially* unsavory tenants, and possible evictions, the mental stress did not equate to enough profit.

Hi KassieI don't have a lot of experience in your type of situation but I wanted to offer two things:1) i hear you on the life with kids situation..btw I don't have spotify and i can afford it. nope still don't have it. it's hard saying no constantly..i have sympathy for your situation2) apart from all the numbers, do not underestimate the stress of keeping this house..selling it as is, even if the total money that comes back to you is not great, will be a huge relief. sell as fast as possible and live to invest another daygood luck to you

HUGE difference .. they both have cars they both eat and have to cloth themselves.. this is why the 600 dollar tenant is so toughAlso you start evicting all these folks it will cost you usually one to  two months in rent 1,200 plus probably another 1 to 2k in make readies.. so your out 2 to 3,500 each time you evict not including the eviction fee's time and stress on your self...

Property managers are nice to make things a little more stress free, but then you stress about how much they are costing you and how ridiculous maintenance costs are when handled by someone else.

Joannie, Sounds to me like you have made that decision in your head already, then i say go ahead and sell it. if your mind is not in the place and feel it's too much for you to manage at a distance then don't stress over the property sell it, and yes you can do a 1031 exchange and it may be worth starting to look for a replacement while you list the house.

I would stress to  them that you cannot try to get a tenant in early to save them some money until they turn their keys over and sign a release that they are moving out early.
