Well, we caught it early but with the baby it creates a very unique situation. 

Your property is located in NJ and there are a slew of unique landlord-tenant laws that you have to abide by.

I would encourage you to handle small tasks for free but let them know beforehand you will need to earn income for larger tasks.

Shelby - thanks ....you may need to increase the down pmt to 25%  as many lenders ( not all )  have a maximum  75% ltv  for investment 2-4 family properties ...if you havent already done so - locate a lender to work with / get  specific assurances  on what they can offer and  get  pre approved and  ask them whatever questions  you have regarding this  specific property ......(  due to the uniqueness of the property - you might  try locating a lender thats local to the property in question )

Texas doesn’t require a GC license, though some cities might.I don’t know all 50 state’s laws on contracting so I can only speak from a CA standpoint but I find it hard to believe that any state would allow just anyone to take money from a consumer to perform the general construction tasks and have zero oversight or regulations as so much can go wrong.

However as a New Zealander who has lived in a few countries I find American laws and financial systems to be uniquely flexible and easy to take advantage of. 

Management has put us in a hotel for the time being but it is still a inconvenience with traveling to work and not being able to do daily tasks like cook or do laundry.

If you fully intend to always self-manage every little tasks then every site works, but if you want the capability to delegate certain tasks that really narrows down your options.
