Need help trying to finance my second investment property

Hey everyone! I've got a unique story !. I bought my first house with an FHA loan and back in 2016 flipped it and sold it in 2018 and got $80,000 profit . I did that to buy my dream home which I currently am in now . I'm looking into buying investment property but I do not have any capital ( cash) to place for a down payment . I know i can possibly do a HELCO loan but nervous about the variable rates given our current financial situation .Any advice as too what to do ? Am I able to pull out a home equity loan from my current property despite only being there for 1 year .

Looking to start off small and safe .

End goal is to be able to buy something every year and half . I’m just having trouble figuring out how to get an investment property
