People who think they are buying at a discount are just lying to themselves.

Based on your thoughts above, where does the greatest opportunity lie? 

The technology is the "easy" part (not that any of this is easy); creating consumer awareness and confidence is definitely the challenge.

This question is a good indicator to see if they are a motivated seller cause most motivated sellers don’t lie.

Your rents are very low, so I suspect your potential acquisition lies within a declining economic area. 

@Eric James One other lesson I've learned along the way is to keep your overhead down.When things get slow, that big monthly nut stays the same, eating away at your reserves without pity.More and more brokerages operate solely in the cloud because technology allows it and clients expect it. 

The high school here is brand new built just last year with some of the latest and innovative technology.

It really comes down to your target location and as you mentioned earlier, with technology  nowadays it has become even easier.

Or if its a double close, 1/2 way through the double deal.And, although you can skip the escrow process, you may want to do it because the escrow folks know what needs to be done and it will be more likely it will be done correctly if a title company/escrow company is involved.For example, I recently sold a property through a flipper, who turned out to be a lying wholesaler.
