Do some digging on the MLS, run comparable analyses for properties and become an expert in your target market. 

@Michael Frias,I don't think Paul has great faith in your plan.Virtual wholesaling requires having some boots on the ground in your target area. 

Another way to look at it is by determining your target return. and ask yourself what price should you pay for this property in order to get the return that I want.

If it's within my geographical area that I am targeting, I make an offer.  

I used a target price of 107,000, which with all expenses still only allows for around $85/month in cash flow. 

Be sure to add a website and social links if you have them for your business.
